Terms and Conditions
These terms apply to this website and to enquiries and stays with University Hostel (“we”, “us”). If you use the site, send an enquiry, or take a room, you agree to them. Our Privacy Policy explains how we handle personal information.
Who we are
University Hostel (سكنات الجامعة) provides student residences in Muscat, Sultanate of Oman only. We do not operate in other cities.

The website
The site describes our residences. It is not an offer of a particular room. Photos of Muscat and Oman on the site show the city and the country. They are not photographs of every room.
You may use the site for personal enquiries. You may not copy the logo, disrupt the site, or try to access it by means other than the pages we publish.
Enquiries are not a booking
A message by the form, email, phone, WhatsApp, Facebook, Instagram, or Messenger is a request only. A stay begins only when we confirm it to you in writing, by email or WhatsApp, and any fee we have agreed is paid as we instruct.
We may decline an enquiry, or offer a different room or date, if a room is unavailable or the stay is not suitable for the house.
Fees
Room fees are agreed with you before a stay is confirmed. They are not listed on this website. The confirmation message states the fee, what it covers, and when it is due. A stay is not held unless that confirmation has been sent and the agreed payment has been made.
If you cancel, or if we end a stay, the amount refunded is the amount stated in that confirmation. If the confirmation is silent, we refund any fee paid for nights you did not use, after deducting a cost we have already incurred for your stay and have told you about.
Who may stay
Rooms are for students enrolled at a university or college in Muscat, and for a guardian arranging a stay for such a student. We may ask for the student’s name, college, and proof of study before we confirm.
We do not provide stays outside Muscat.
During the stay
- Follow the laws of the Sultanate of Oman and the house rules we give you when the stay is confirmed.
- Use the room for living and study. Do not sublet it or pass the key to someone else unless we agree in writing.
- Treat other residents, staff, and the building with care. Damage beyond ordinary use is charged at the cost of repair.
- The house is supervised. Staff may enter a room for safety, maintenance, or a breach of these terms, with notice when the situation allows.
We may end a stay immediately if there is a serious breach, a risk to other residents, or a use of the room that is unlawful. Any fee for unused nights is then handled as set out under Fees.
Messages on Meta platforms
WhatsApp, Facebook, Instagram, and Messenger are run by Meta. A message there is also subject to Meta’s terms. We reply on those services so we can reach you. A booking is still confirmed only as described above.
Liability
We take reasonable care of the residence and of the information on this website. We are not liable for loss caused by events outside our control, by a failure of a phone network or of Meta’s services, or by information on the site that has become out of date.
Nothing in these terms limits liability that the law of Oman does not allow us to limit.
Law
These terms are governed by the laws of the Sultanate of Oman. The courts of Muscat have jurisdiction.
Changes
We may update these terms by posting a new version on this page and changing the date above. A stay already confirmed keeps the terms sent with that confirmation.
